How often does a Houston chimney actually need cleaning?

What's the difference between an inspection and a cleaning?

Why does my fireplace smell in summer when I never use it?

Because summer is when the conditions are worst. Creosote and soot on the flue walls are hygroscopic — they absorb moisture, and Houston's humidity sits near 75% for months. Add air conditioning pulling air down the flue instead of up, and the smell comes into the room.

Water is coming into my firebox. Is that the chimney or the roof?

Often neither, on its own. The usual suspects are the crown, the flashing where the chimney meets the roof, or the masonry itself — and in Houston, frequently all three at once, because our rain arrives sideways and in volume.

Something is living in my chimney. Can you just get it out?

Usually, but not always immediately. Chimney swifts are federally protected under the Migratory Bird Treaty Act — while they're nesting, removal is illegal, not merely discouraged. Squirrels, raccoons, and wasps are fair game year-round.
