How often does a Houston chimney actually need cleaning?

Not on a fixed schedule  on how much you burn. CSIA and NFPA 211 both call for an inspection every year, with cleaning when there’s measurable buildup. Burn a cord a season and that’s usually annual. Burn three weekends a year and it may be every two or three.

Houston complicates it. Our short season means fewer fires, but the humidity keeps working on the flue year-round. Book a Tier 1 inspection first if it’s clean, we’ll say so.

An inspection is a diagnosis. A cleaning is a treatment. Paying for a sweep without an inspection is treating something nobody has looked at.

A Tier 1 inspection covers readily accessible areas. Tier 2 adds a camera survey of the flue, and is what NFPA 211 calls for after a fire, a storm, or a change of appliance. Cleaning removes what the inspection found. Full breakdown: inspection vs. cleaning.

Because summer is when the conditions are worst. Creosote and soot on the flue walls are hygroscopic they absorb moisture, and Houston’s humidity sits near 75% for months. Add air conditioning pulling air down the flue instead of up, and the smell comes into the room.

Anyone quoting a price before looking is guessing. Cost tracks what’s actually wrong: a cracked crown is a different job from relining a flue, and access, height, and masonry condition all move the number.

Water is coming into my firebox. Is that the chimney or the roof?

Often neither, on its own. The usual suspects are the crown, the flashing where the chimney meets the roof, or the masonry itself  and in Houston, frequently all three at once, because our rain arrives sideways and in volume.

Guessing gets expensive. A leak inspection tests and ranks every entry point before anything is priced. Then flashing repair or waterproofing as the findings dictate. Water coming in right now? Emergency leak repair  don’t wait on a form.

Yes, and arguably more urgently. Gas burns cleaner, so there’s less creosote — but gas exhaust is cooler and wetter, which corrodes liners from the inside, and a blocked or failed flue vents carbon monoxide into your home instead of out of it.

A gas fireplace inspection tests the burner, pilot, and venting under live fire. Pair it with a CO safety inspection — the CPSC has good background on why a detector alone isn’t enough.

Usually, but not always immediately. Chimney swifts are federally protected under the Migratory Bird Treaty Act — while they’re nesting, removal is illegal, not merely discouraged. Squirrels, raccoons, and wasps are fair game year-round.
